A slight year-on-year increase in house prices (1%), according to Rightmove, has coincided with a rise in the number of properties for sale across the board in Birmingham. In the year to September 2025, there were 17% more detached, 15% more semi-detached and 6% more terraced houses advertised for sale, according to Home.co.uk, so buyers have an increasing amount of choice out there.
Even recent ONS numbers only show house prices rising by 1.2% in the year to July 2025, so the growth isn’t rapid by any means, but sales are still filtering through at pace in the market. Flats spent 15% less time and terraces spent 11% less time on the market this year, with the average for all homes coming in at 194 days spent up for sale.

According to Rightmove house price data, which is gathered from HM Land Registry, terraced properties made up the majority of houses sold over the past year. Their average price of £230,067 is almost exactly what the ONS announced was the average house price in Birmingham in July 2025: £230,000.
