A slight year-on-year increase in house prices (1%), according to Rightmove, has coincided with a rise in the number of properties for sale across the board in Birmingham. In the year to September 2025, there were 17% more detached, 15% more semi-detached and 6% more terraced houses advertised for sale, according to Home.co.uk, so buyers have an increasing amount of choice out there.

Even recent ONS numbers only show house prices rising by 1.2% in the year to July 2025, so the growth isn’t rapid by any means, but sales are still filtering through at pace in the market. Flats spent 15% less time and terraces spent 11% less time on the market this year, with the average for all homes coming in at 194 days spent up for sale.

We asked our Property Consultant Manager, Raphael Kaye, for his thoughts on the Birmingham housing market:

“There’s a lot of change afoot in Birmingham, even if recent property prices aren’t a reflection of increased interest just yet. The fact that most types of houses are spending less time for sale would suggest that more and more people are looking to move to the Birmingham area, but finding the right buyer is still taking the best part of a year in many cases.”

Find out more about what’s happening in Birmingham in 2025:

Terraced houses are proving more popular in Birmingham

According to Rightmove house price data, which is gathered from HM Land Registry, terraced properties made up the majority of houses sold over the past year. Their average price of £230,067 is almost exactly what the ONS announced was the average house price in Birmingham in July 2025: £230,000.

The bad news: Increased demand in terraced houses might put more sellers in competition with one another, making it more difficult to find the right buyer.

The good news: We can buy your house straight away, removing the need to fight with negotiating buyers on the open market.

Infrastructure developments like HS2 are attracting investment

HS2 has been in the works for years now, but according to BuyAssociation, it continues to excite investors about the Curzon Street area. It quotes government figures expecting an injection of £10 billion into the local economy over the next decade, so it could be a good time to sell up and cash in if you have a house in Birmingham.

The bad news: An influx of interest in property in the area might trigger stressful bidding wars.

The good news: You can sell quickly in a stress-free way by choosing a cash buyer like The Property Buying Company today.

Birmingham’s sellers are actually having to wait a little less time to sell on average in 2025 versus the previous year, even though more properties appeared on the market during the same period. Whether you are smack-bang in the middle of Birmingham or you’re a bit further out toward Solihull, Tyseley or Hockley, we can help you sell up even quicker if you want to get a move on and avoid the stress of the open market. How to sell your house quickly in Birmingham

You actually have more options than you might think to sell your property quickly—here are the three main routes that homeowners like you take to sell up and move on to the next chapter in their lives.

Putting your house on the open market is the obvious, traditional choice, but it can take up to a year to sell in some cases and you’ll have some hefty fees to pay. Taking your property to auction can offer you a quicker sale if that’s in your best interest, but you’ll still have fees to pay, which are usually calculated as a percentage of the hammer price. Lastly, you can sell to a company like us, a cash buyer in Birmingham, to offload your property in a matter of days or weeks, with all fees covered, too.

YOU PAYAVERAGE SALE TIME
Selling at an auction£2.5k-5k6-10 weeks
Selling with The Property Buying Company£02-3 weeks
Selling via estate agents£1k-5k16-52 weeks

House prices in Birmingham might not be rising as quickly as they are in places like Leeds and Sunderland, which experienced increases of 3.8% and 12.7% respectively in the year to July 2025, according to ONS data, but properties of all types are still in high demand if they boast a B1 postcode.

The median time on market for all properties on average in Birmingham was 105 days, according to Home.co.uk data, which was down by 6% on last year. Properties with one bedroom are getting snapped up the quickest, having spent 21% less time on the market, but those with five bedrooms by comparison are facing longer waits on the open market—they spent 11% more time on the market (191 days) between September 2024 and September 2025.

Whichever kind of property you have, you can sell it quickly and easily to a cash buyer today and avoid the frustrations of the open market altogether.
